“1. These people are disgusting. The owner rob has NEVER spoken to my mom in his entire life or shook her hand but makes a full effort to argue with her on google reviews, with lies to cover himself. Would have been wiser to ignore mom’s review. 2. Mom owes their brokerage NIL. They did not sell anything, they did not pay for anything, all they did was talk. A visit to view mom’s property is NOT “good work.” Every single realtor or investor interested in a property does that. Mom going to their office to sign the agreement is NOT good work. It’s standard initial steps that all realtors do to be able to represent and sell. Your $1500 claim is rejected. 3. The agent cathy pigeon wanted to low ball the property from mom’s actual requested amount. Then mentioned an even worse low balling option in a cash offer. The owner of the brokerage rob vanovermeire claimed mom would not receive a better cash offer than his. I investigated in 1 single google search and was immediately offered a higher cash offer that rob claimed wouldn’t occur. That is NOT good work. 4. Nevertheless, we were transparent, honest and shared all details as we wanted them to at least match. We had no intention of accepting the offer as mom wanted the maximum value. All I did was honestly share that we were presented with a higher offer. On Nov.19th, 2025, a day or 2 after the discussion and agreeing to disregard the competing offer, rob spitefully put a caveat on mom’s title for unpaid commissions that don’t exist. Nobody from the brokerage has ever presented invoicing for completed work or services at any time. Which makes sense because no billable work or services occurred at any time. 5. Mom is currently in recovery from a stroke. So rob and cathy are using the caveat as leverage to bully an 81yr old senior fighting for her life during the holiday season, knowing she has medical and financial issues. Very spiteful and vindictive, yet foolish. Civil action will cost them as we have all the financial and medical records relating to this available upon the courts request. 6. I had a phone conference with rob and cathy Nov. 8th 2025 at approximately 3:00pm MDT. He discussed why the higher cash offer was not a good offer. He also said he would not match that offer. I agreed & disregarded the offer which means mom never breached the agreement. As her Power of Attorney I can research and investigate ANY options I want to. I have to do my best to protect mom and her interests with complete respect to her health condition. Additionally, these inquiries are educational for my future needs. 7. The next step was to secure financing for mom so she could carry the house into 2026 to allow for renovations that would enable her to obtain the maximum value. 8. We were advised by the LENDER of the caveat on mom’s title on Dec. 13th, 2025. The law firm listed with the caveat, purposely avoided responding to my inquiry for 2days after lying that a LAWYER would reach out. I advised the LENDER that the law office was being evasive, so he called and was able to get the details promptly. 9. On Saturday Dec. 13th, 2025 I asked cathy about agahi law and she acted clueless, only mentioning they “worked in her office.” She never mentioned the caveat until I asked why she did not, which was on Tuesday, Dec. 16th, 2025. 10. She became immediately defensive & argumentative. Then I accurately disregarded her false claims of “lots of work” being done. Talk to your employer about your pay structure. If you talk to me about compensation be professional, upfront and forthcoming with the appropriate invoicing. We don’t avoid. We pay for products and services accordingly. You avoid as proven on Dec. 13th & 16th, 2025. 11. The agreement with coldwell expired Friday, Dec. 19th, 2025. I have sent rob correspondence to remove the caveat of which he has been uncooperative. We tried being constructive you chose bullying. Your claim is REJECTED. We have proof you are using the caveat as leverage. That is your issue to sort in court”
“Stay away from this brokerage. There should be a zero star option I am a senior in my 80s and trying to sell my home. The owner rob vanovermeire put a caveat on my title and he’s never had a conversation with me or visited my property. His only conversation with me can be seen below in his dishonest response. His agent cathy pigeon operates with very low integrity. She looked us directly in the eyes and lied unflinchingly. She tried to coerce me into a low ball situation when I was very clear on maximizing the value of my property. The caveat is currently blocking financing I need to support my situation until the house is sold. This is extremely stressful for me and affecting my health. My son represents me as my POA and both rob & cathy have argued with him instead of working with him to sell my property. That should illustrate the type of people they are. Their focus is on conflict and low integrity actions. You would think they value business in this tough economy. They essentially just pushed 2 real estate deals out the door by being sneaky and not forthcoming of their actions behind the scenes. A caveat on my title and a week away from Christmas. My family and I will never work with such a disgusting brokerage and will share the details of their dirty practices. You are dishonest. You and your brokerage did this spitefully to a senior to your own detriment. You are to speak to my son only as he is my power of attorney. I have to manage my health. You continue dishonesty & do so shamelessly & publicly when I advised you to speak to my son. You did not offer to pay anything. The contractors said they would defer payment until the house was sold. Those quotes were for work that was never done. Why? Because my son had quotes done by others that was less expensive. We don’t have to use your contractors. Nowhere is that listed in the agreement. I also did not work with any other company. You gave a low ball cash offer and said we would not find better. So I asked my son to look and he found a better offer. We did not operate secretly like you did. My son advised you of the offer and sent it to you for your review. My son had a meeting with you where you told him it was a bad offer and explained in detail. He agreed and we disregarded the offer. You placed the caveat a day or 2 after that conversation. We didn’t find out, the lender advised us last week which exposed your low integrity. Cathy did not provide any expert advice that we did not already have. We already have access to MLS listings in my area that is why we did not agree with her low balling my property. None of her discussions are listed in the agreement as billable or she would never have been hired. There’s hundreds of realtors that don’t do this underhanded low integrity practice I can work with 1 of them. The agreement specifically says $750 for pictures, MLS Input and measurements. You did not do any of that nor bill for any of it. You are dishonest and sneaky and trying to manipulate and bully an 81 yr old woman during the holiday season. If you were telling the truth this would be a civil action not a dishonest response that you were expressly told to speak with my son about.”
