Blackmud Creek

Before its urban development in the late 1990s and early 2000s, the Blackmud Creek area was primarily used for agriculture. The neighbourhood’s design capitalizes on its natural landscapes to create an appealing and affordable residential community. One of the preserved natural features is the Virginia Park Woodland in the northeastern part of the neighbourhood, which maintains a variety of tree species and serves as a habitat for local flora and fauna. Blackmud Creek is primarily a low-density residential community, with higher-density housing and commercial land uses situated along its borders on 111th Street and Ellerslie Road SW. The area also includes medium-density row houses transitioning from commercial zones and apartments in the northwest to single-detached homes towards the centre. The interior roads, designed with loops and cul-de-sacs, form distinct residential enclaves that minimize through-traffic. The neighbourhood is named after the Blackmud Creek, which beautifully outlines the community to the south and east.
